Paralegal: Real Estate/Affordable Housing Duties: Works with the firm's attorneys and clients to complete real estate financial transactions with lenders and investors for the funding of the clients' low and moderate income housing projects. Details of the position may be found below. Formation of Entities: Form nonprofit corporations and limited partnerships and submit organization documents to appropriate agencies. Transactional Work: Assist attorneys with document flow and closing schedule. Track closing issues and details and advise attorneys regarding status and issues. Create checklists. Organize and track documents. Work with attorneys and title companies on escrow and title issues. Work with attorneys and insurance and bonding companies to obtain evidence of required coverage. Work with lenders, investors and governmental agencies to meet funding requirements. Maintain close client contact throughout closing process and ensure client meets closing requirements. Work with the parties to the transaction to resolve issues. Coordination of other parties' documents, execution of documents, delivery of documents into escrow, and distribution of documents. Schedule, organize, arrange facilities, and prepare staff for closings. Prepare and deliver escrow instructions and any escrow/title forms, affidavits, or indemnities on behalf of client, required to close escrow. Prepare and supervise preparation of closing transcripts and distribution to appropriate parties. Draft Documents: Work with attorneys on drafting correspondence, articles, bylaws, resolutions, tax exemption applications, escrow instructions, closing checklists, and other documents typical to a real estate closing. REQUIREMENTS: Candidate must become a notary public. California State law (Business & Professional Code 6450) requires paralegals (our firm uses the title "Project Coordinator") to have either (1) a certificate of completion from a paralegal program approved by the American Bar Association; or (2) a bachelor's degree or an advanced degree in any subject and a minimum of one year of law-related experience under the supervision of an attorney. Working towards meeting these requirements. SKILLS: Strong organizational skills a must in dealing with volumes of paper and myriad details. Ability to anticipate needs and take action. Meet deadlines consistently with minimal prompting. Should be able to develop and successfully implement systems of organization for documents and work flow. Simultaneously, must be able to see the big picture while taking care of many details within the larger framework. Work well under pressure and meet deadlines in team environment. Handle multiple tasks and projects. Adaptability to work with attorneys with a variety of work and communication styles. Ability to learn and understand complex financing structures. Extremely detail oriented and accurate. Strong writing and proofreading skills. Flexibility about work schedule and understand that at times some overtime is necessary for transaction demands and client requests. Willingness to ask for information, set priorities, and accomplish necessary tasks in timely manner.
