Paralegal, Government Conveyance/Title Processor The candidate will actively manage and monitor a pipeline of all FHA, VA, FHLMC, and FNMA loans upon completion of foreclosure and throughout post sale conveyance process. Review of vesting upon completion of the foreclosure process. Upon completion of foreclosure ensure that title is clear. Verify that all taxes, utilities, association dues, violations are paid and maintained according to investor and government guidelines prior to property conveyance. Draft the conveyance deed accurately and upon approval submit to the client for execution. Calculate correct state and county transfer taxes in order to properly record the deed in the proper jurisdiction. Ensure all post sale costs for recording are accurately calculated, invoiced and provided to the client/investor to ensure timely recording and reimbursement to the firm. Ensure all fees and cost is within the allowable government schedules. Request title policy if required and submit title package to the government entity prior to deadline. Request and monitor extensions timely and work closely with the client/investor to ensure compliance. Maintain extremely accurate notes in our case management system in order to provide a proper chronology of events. Ensure compliance of all FHA, VA, FHLMC, and FNMA Guidelines. Escalate all issues promptly and in writing to the client. Provide updates to clients via LPS, Lenstar, Vendors cape, Tempo, and other client/government sites. Escalate possible issues to the management, and client/investors timely to avoid possible reconveyance issues, curtailments, and losses to the firm. Notifies management and client/investor promptly on exceptional cases, in order to protect the asset. Including but not limited to tax sales, lien foreclosures, drug seizures, and contested post foreclosures. The candidate must have high School Diploma or equivalent, some college or certification is preferred. Must have 1-2+ years of experience in one of the following areas required: Foreclosure post sale processing, real estate settlements, abstracting property records, reviewing title abstracts, drafting legal documents, processing of government loans, knowledge and experience with GSE, HUD and VA default administration requirements. Must have elevated level of comfort with learning new software. Must possess a sense of urgency, meticulous attention to detail, and high accuracy level. Must have excellent organization and ability to multi task prioritize and meet deadlines. Must have ability to remain composed in a fast paced, high pressure environment. Must have possessed very strong customer service skills, verbal and written communication skills. Must have demonstrates professional behavior, team work, and ability to maintain positive internal working relationships with office staff. Must have excellent analytical and problem resolution skills.
