Paralegal The candidate will prepare Deeds and Transfer Tax Affidavits for Real Estate Department and Private Client Services (deeds related to trusts, estates, transfers by will, etc.). Review leases, including amendments, renewals, and memoranda, as applicable and prepare lease abstracts. Preparation of Loan Documents, including Notes, Mortgages, Assignments, Releases, Satisfactions, and UCC documents. Record documents in all Counties/States; arrange for e-recording with Service Companies; process Service Company invoices. Assist in real estate closings, including preparation of closing checklists for acquisition and loan transactions; notarizing documents at closing; follow up on post-closing items, including preparation of closing binders; draft escrow instructions. Research resale requirements in municipalities for compliance. Order and review title commitments and surveys; prepare title memos and objection letters; arrange for purchase of title insurance including applicable endorsements. Prepare and file entity formation documents; prepare partnership agreements and operating agreements; draft consent documents. Apply for Bulk Sales Certificates, Certificates of Occupancy, and related documents. Preparation of Zoning/Use Permit applications and related documents; experience with utilizing Philadelphia's eClipse system to submit applications and other documentation; travel as needed to the Department of Licenses and Inspections, City Hall, Streets Department, and City Planning Department - submit Applications and Plans, pick up Permits. Review zoning maps and ordinances; review zoning files; prepare and file zoning applications; communicate with municipal agencies regarding pending applications; contracts for critical dates and monitor calendar for deadlines. Must have a four-year college degree or paralegal certificate required with 5-10 years of real estate experience. Should have strong communication, organizational and interpersonal skills and be comfortable prioritizing and balancing various tasks.
