Paralegal The candidate will provide paralegal services using standard, pre-approved templates and checklists created by Government, paralegal will review real estate legal instruments and supporting documents for completeness of information, proper execution, certification, technical details, and other requirements for subsequent attorney review and use, This review may include review of preliminary title commitments and title certificates and preparation of objections to those title products; drafting of title curative documents; deeds; coordination with landowner attorneys; obtaining signatures for real estate documents such as closing documents; review draft purchase and sale contracts; title reports, title insurance, applicable trust and corporate documents, authorizations of the applicable parties to purchase/sell; conduct public record searches of parties, including judgment, tax liens, and UCC filings; review environmental assessments; prepare findings; and assemble condemnation packages. Prepare assemble condemnation packages to be sent to Department of Justice for filing condemnation actions in Federal district Court. Will complete the task according to a standard pre-approved template and in compliance with Federal statutes and regulations for review by an attorney. Review may require recommending to attorney whether documents provided to the office correspond with governing regulations, procedures, and other criteria. May need to search highly specialized records and/or regulations to determine if approval is warranted. Based on this analysis and using drafts and templates provided, candidate may draft objection letters and prepare final title opinion for subsequent attorney review and use. Will be responsible for documenting and tracking real estate workload, including recording important dates (i.e. dates documents are received by MVM-OC and suspense dates), maintaining files in the office of counsel, organizing closing files, coordinating document needs and additional supporting information from other USACE employees, and calendaring all critical dates and contingencies. For each acquisition file, candidate may be required to create a closing checklist from a template checklist prepared by MVM-OC and MVM-RE that outlines critical dates and the responsibilities of all parties. Prepare a closing binder and/or scan all documents in accordance with RE and recordkeeping regulations to properly ensure proper storage of all documents. Provide general administrative support when real estate workload permits, including but not inclusive of: receiving mail, establishing and maintaining document filing system electronically and in hard-copy for all attorneys, packaging documents for mailing/FedEx for various offices, monitoring stock levels of office supplies, preparing and printing memos, letters and other documents in accordance with AR 25-50, assisting with discovery responses and organization of responsive documents, organizing documents in notebooks and filing cabinets, redacting documents, compiling reports on government programs/software or by using commercially available Office software, preparing administrative records, researching caselaw, copying and/or scanning all sizes of documents. Develop, track and staff all inquiries. Develop standard operating procedure document of common real estate paralegal processes for reference by attorneys and legal extern/intern. Communicates with landowners on non-legal matters such as obtaining ownership documents or appointment scheduling when RE attorney is out of the office. The candidate should have a Bachelor's Degree in Paralegal Studies or a BA in any program and have completed either an Associates degree in paralegal studies or completed an ABA accredited paralegal program. Must have a minimum of three(3) years of experience as a paralegal with at least one year performing similar work.
