Real Estate Paralegal The candidate will be under direct supervision of the Partner and/or Associate on a given matter. Draft/Prepare and/or review purchase contracts. Prepare Borrower or Lender conveyance documents (including deeds, affidavits and conveyance fee forms), index and compilation of closing documents, closing checklists, settlement/disbursement/HUD-1settlement statements, and loan documents. Procure, review and evaluate title insurance commitments and surveys. Prepare, obtain and organize borrower due diligence documents and authorizing resolutions. Review borrower s organizational and authorization documents for lender, and owner or lender policies of title insurance. Organize and attend closing. Coordinate delivery of closing instruction letter and documents to be recorded to the title agent. Prepare garnishment documentation and complaints for collection of cognovit debt obligation. Proofread legal descriptions and track legal descriptions for surveys. Prepare general correspondence. Review, summarize, and draft commercial leases, lease amendments, license agreements, and broker's commission agreements. Communicate with governmental authorities concerning zoning compliance and prepare zoning, variance and special permit documentation. Research county property records. Should have 4-year college degree and at least 3 years experience as a Paralegal in this area. Should be familiar with document recording and conveyance standards for NY (additional states a plus), ALTA survey requirements, Standards of Title Examination and Underwriting, as well as Title Insurance Endorsements. This position requires general knowledge of SBA transactions, 1031 Like Kind Exchanges, and the Uniform Commercial Code. Preference will be given to applicants with prior experience using LEXIS, Hot Docs, and Microsoft Office suite.
