This large, rapidly growing, full-service law firm is making big strides in the global realm of telecommunications, e-commerce and dot coms in addition to having a very notable practice in international commerce, corporate and contract litigation. It is located in the Pacific Northwest with branches in the West and in Washington DC. Real Estate Paralegal RESPONSIBILITIES: Review and prepare general correspondence, deeds and property transfer documents, basic loan documents, escrow instructions and settlement statements. Review purchase and sale contracts and other real estate documents. Review, request, and order real property reports; certificates of existence and entity documents; title insurance; due diligence searches. Record important dates and maintain files; organize closing documents; calendar all critical dates and contingencies; prepare and manage closing checklists; coordinate closing with all parties; prepare transfers/affidavits of transferees, closing documents, closing reports, accounts. When appropriate, review contracts and leases for assignment and prepare abstracts for contracts and leases; review title and survey materials for sales and financing transactions and coordinate clearing of title issues, issuance of policies and determining appropriate title endorsements. Obtain and prepare corporate authorization documents, including authorization of the applicable parties to purchase/sell/borrow. Conduct public record searches of parties, including judgment, tax liens, and UCC filings. Obtain closing figures from the lender and prorate amounts for real and property taxes, utilities, and rent. Investigate, assemble, and organize factual information that supports correspondence and legal documents, and review, analyze, summarize, prepare and/or draft correspondence, loan and purchase documents and other documents. Organize and maintain client forms database. Develop and maintain positive relationships with the firm s clients, title insurance companies, closing agents, administrative agencies, and other outside vendors. Perform administrative responsibilities assigned by the practice area or department chair. Examples include disseminating changes in the codes, statutes, regulations and procedures to others in the firm and maintaining current files of forms used in the assigned practice area. Requirements: A Bachelor's degree or equivalent is preferred. Must have paralegal certificate in the appropriate jurisdiction.Must have real estate experience that demonstrates analytical and written capabilities. Must have prior experience with or be capable of rapidly understanding, interpreting and applying to various client circumstances the applicable legal framework and internal procedures related to the assigned practice area. Knowledge of word processing and spreadsheet software in a Windows-based environment. Must possess the following capabilities: analytical skills; attention to detail; excellent planning and organizing skills; initiative; good judgment and ability to make reasoned decisions; project management skills; excellent oral and written communication skills; high work standards; technical knowledge in the area of practice-related codes, statutes and regulations; ability to learn and establish effective follow-up and follow-through procedures; positive impact with clients and co-workers; strong client service orientation; ability to demonstrate teamwork/cooperation with others; adaptability; and ability to work on a variety of projects in a fast-paced environment, work with detailed information and work independently. Extensive knowledge of real estate and condominium transactions, closings, escrow, title review, and surveys in one or more of the states in firm's practice.
